The Brighton East pool is usually an older pool
Brighton East’s housing stock is largely established family homes, and the pools match — many were put in during the pool boom of the eighties and nineties, and a lot haven’t been touched since. That’s not a problem in itself. Older shells are often structurally sound. But it changes the first stage of the job.
Two things come with a pre-1990s pool that a newer one doesn’t:
- The interior might contain asbestos. Marblesheen — the crushed-marble-and-white-cement finish common on pools of that era — was frequently manufactured with added asbestos fibre for crack resistance. It is not visually identifiable, and chipping it out is a work process that can release fibres. This is the single most important thing to check before any surface work is quoted. - The relief valve may never have been serviced. A pool that hasn’t been drained in twenty years has a hydrostatic valve nobody has looked at in twenty years. A blocked or seized valve is invisible until the pool is empty — and an empty pool with a failed valve is the one that lifts or cracks.
Neither is a reason not to renovate. Both are reasons to renovate with someone who checks them first.
Asbestos testing before any surface work
If your Brighton East pool was built or last resurfaced before the mid-1990s, we don’t chip, grind or water-blast the old interior until it’s been tested.
Under Victoria’s Occupational Health and Safety Regulations 2017, removal of non-friable asbestos material can only be done unlicensed if the area is under 10 square metres and the work takes under an hour in any seven-day period. A pool interior exceeds both. Above those thresholds, removal legally requires a licensed asbestos removalist.
Our position, on any pool of that age: a sample goes to a NATA-accredited laboratory before we quote surface removal. If asbestos is confirmed, we do not commence surface work until a licensed removalist has completed removal and issued a clearance certificate. We do not hold an asbestos licence and we do not remove asbestos ourselves — and any renovator who offers to “just chip it out” on a pre-1990s Brighton East pool is telling you something about how they work.
Draining the pool: the water table under Brighton East
Brighton East sits back from the immediate foreshore, but it’s still bayside, and groundwater is still the thing that decides whether an empty pool is safe.
When the water table rises, pressure builds under the pool shell. A full pool has the mass to resist it. An empty one doesn’t — and a renovation means draining the pool, which is exactly when the risk exists. The hydrostatic relief valve in the floor is what lets groundwater in to equalise that pressure and stop the shell lifting or cracking.
So on every Brighton East renovation:
- The valve is removed and inspected while the pool is empty — the only time a seized one shows itself
- A new valve goes in before the pool is refilled
- Site position is accounted for — a pool sitting lower on the block is in a different groundwater regime to one higher up, even a few streets apart
Any renovator who drains a Brighton East pool without checking the relief valve is gambling your shell against a failure mode that costs more to fix than the whole renovation. The full explanation is on our hydrostatic valve guide.
What we renovate in Brighton East
The usual scope on a Brighton East pool:
- Resurfacing — stripping the worn or asbestos-cleared interior back and applying a new finish: pebble, quartz, glass bead or render. The system has to be matched to what was on the shell, or it lifts. More on pool resurfacing.
- Tiling — waterline bands or full interiors, glass, ceramic or porcelain on a waterproof membrane.
- Coping replacement — lifting failed pavers where water has got past the mortar bed into the bond beam, resealing and relaying.
- Leak detection and crack repair — pressure-testing the lines and dye-testing the returns to find the source before anything gets dug up.
Most Brighton East jobs are a full interior renovation — resurface, waterline tiles and coping together — because a pool that’s waited twenty years for attention usually needs all three at once.
